Glinton, Cambridgeshire

Located just to the north of Peterborough, Phoenix Sustainable Investment owns an 11-acre site on the edge of the village of Glinton. The site is being promoted through Peterborough City Council’s Local Plan Review 2023-2044 for the development of 95 much-needed dwellings within the area. Plans also include a wildflower meadow, public open space, and allotments as part of green infrastructure.

​In September 2024, Phoenix submitted an outline planning application for the proposed 95 home development. This followed a pre-application public consultation which proactively consulted and communicated with stakeholders and the local community about the proposal.

What are the proposals?

Residential - up to 95 dwellings on 3.17ha

The development proposals will deliver a mix of 2, 3, 4 and 5 bedroom houses and bungalows, following national and local policy.

 

​The proposed development will deliver 30% affordable housing. The number, size, type and tenure of affordable housing, will be agreed with Peterborough Council.

​

Green Infrastructure - 4.16ha

The development proposals include open space which accommodates informal recreational areas, an equipped children’s play area, allotments, existing tree and hedgerow planting, proposed landscaping and attenuation basins. An ecology area of approximately one hectare has been created in the southeast corner of the site.
