Sibson, Cambridgeshire

Sibson Garden Community is a proposed pioneering new market town with innovation at its heart. The 600-acre site is located west of Peterborough City in Huntingdonshire, part of Cambridgeshire. Sibson lies in a strategic location, alongside the A1 and close to the A47, and will provide seamless north-south and east-west connections.

This project proposes a new residential-led market town development of 4,500 beautifully designed, energy-efficient homes built around a walkable neighbourhood. Within the proposed plans are schools, shops, doctors, and essential services all located within a comfortable walk or cycle. Residents will have a say in managing public spaces, amenities, and their energy supply through a Community Energy Trust.

Central to Sibson Garden Community will be EcoDynamo, a 40-acre green enterprise park focusing on the technologies of our future. EcoDynamo will be an innovation hub of national significance, attracting businesses of different scales, and from different sectors to invest in the future of the region.

The Sibson Garden Community will bring together a unique balance of jobs, homes and sustainable living. Interconnected green spaces will promote a thriving natural world and wildlife, and over 35% of the development land will be given to green infrastructure. Existing landscapes of mature trees and woodland areas will be protected and enhanced, historic hedgerows reintroduced, and existing watercourses protected.

Pre-Planning – the Sibson Garden Community proposal is still the subject of pre-application discussion with statutory consultees and the public.
